Building Better Homes: Whistler, BC

RDC Fine Homes, motto is that they Build Better Homes. They define this by saying they are quieter, have year round comfort, better indoor air quality through better ventilation and more energy efficient.

RDC builds green homes in Whistler and we were fortunate to be toured through a new neighbourhood where they  were building several eco-friendly homes.

2010 Olympic Demonstration Home

We toured through a demonstration home for the 2010 Olympics (the home you see at the top of the post) as well as 2 homes under constructed. RDC has used construction methods in these homes that not only cut down the costs, but made them extremely efficient.

Perhaps the most obvious green design feature of the home, to the untrained eye, is the slanted south-facing roof, created to support Photovoltaic panels.
This solar roof will create more energy in the warm summer months than the home uses. B.C. Hydro will then create a credit for the Wynes, which they can draw down in the winter.
If there’s leftover credit, that will be swallowed by Hydro.
But one neighbouring homeowner may reap the benefits of this net zero house too. RDC Fine Homes has installed a heated water line between two homes in the new Rainbow subdivision with the expectation that the net zero house will produce enough energy to heat the domestic hot
water for the second residence. That could save that second homeowner
about $50 per month in hot water bills. Another feature making the home more
energy efficient are the concrete floors.

Structural Insulated Panels (SIPS)

What make the homes efficient is that the  envelope was made of Structured Insulated Panels (SIPS).

They are easy to install and can be used for walls, roofs and floors. They are said to be significantly stronger than a conventional 2 x 4 or 2 x 6 wall.

SIPS have a high R-Value foam core without any thermal bridging studs or areas of potential compression or voids in the insulation. Thermal bridging is heat loss or gain through a path created by the studs and other framing components.

SIP homes also have extremely low levels of air infiltration because there are fewer gaps to seal. When combined with other high efficiency energy systems, SIP homes commonly demonstrate 50%-70% savings over the Model Energy Code (MEC).

Insulating Concrete Forms (ICFs)

RDC Fine Homes also works with Insulating Concrete Forms (ICFs). These insulated concrete forms (ICFs) are made of expanded polystyrene (EPS) or extruded polystyrene (EXPS). ICFs are attractive to builders because the light-weight blocks or panels used to make them are easy to assemble, and they reduce construction time and transportation costs. The forms are left in place after casting, for both below-grade and above-grade walls. Currently, more than 23 companies in North America manufacture and distribute these forms.

An insulated concrete form

The lightweight, modular blocks or panels provide the formwork for construction, the thermal insulation, and the air and vapor barriers. Webs made from galvanized steel, plastic, light-gauge steel wire, EPS, or EXPS hold together the insulating layers of the forms. The forms are stacked, braced, and filled with concrete.

Gypsum wallboard or other sheathing must be applied using conventional fastening techniques (nails or screws) that can hold onto both the forms and the concrete. If using adhesive, it must be compatible with the EPS and EXPS foam. It should be noted however, that the Council for American Building Officials (CABO) code does not permit adhesives.

The ICF wall system has the potential to have the highest overall R-value of all the foundation systems and can be constructed as high as R-35. Because the forms are designed to resist the load of wet concrete, they must be relatively thick to accommodate that load. The resulting two layers of insulation provide the high R-value.

Foam insulations such as EPS, EXPS, and urethanes tend to be vulnerable to termites, and for this reason, ICFs should be used with caution, unless preventive steps are taken to eliminate the termite threat. Most systems will require some type of fire-resistant wallboard finish on the interior.

ICF systems are gaining in popularity. Homeowners like them because they conserve energy, create a habitable space in the basement, and provide the thermal continuity for the home. Builders like them because they are easy to construct, reducing construction time, and because they have integral fastening strips to facilitate finishing.

Modern technology has reduced the probability of toxicity, VOCs, flame spread, and smoke spread with the latest ICF products, making them a healthier alternative for building than they have been in the past.
